01 / THE EQUITY QUESTION
You’ve built equity in your home. Before you leave it where it is, find out what your next move could offer.
AT YEAR 8 / YOUR HEAD START
Home equity built from a $75K initial downpayment, five years of mortgage payments and assumed price appreciation.
IF YOU STAY / 10 YEARS LATER
Home equity at an assumed 2% annual property-price growth, including continued mortgage repayments.
Before you leave your equity where it is, find out what your next move could offer. Discover the five investment factors to assess your next property.
Rounded illustration, before selling costs. Equity is property value minus the outstanding loan, not cash proceeds or profit. The 2% rate is an assumed property-price growth rate, not a forecast or return on equity. Continued mortgage contributions are included.
Explore the five investment factors, then compare your options with a plan that fits your family.
The first eight years: an assumed $300,000 BTO purchase with $15,000 cash, $60,000 CPF and a $225,000 loan. Assume three years of construction followed by five years of mortgage payments at approximately $901 a month, paid from CPF.
At year 8: an assumed $700,000 property value less approximately $198,551 outstanding loan gives $501,449 in equity, rounded to $500K above.
Ten years later: $700,000 growing at an assumed 2% a year gives a value of $853,296. Subtract the remaining loan of approximately $134,141 to get $719,155 equity, rounded to $720K above.
Your additional contributions: during those ten years, mortgage payments total approximately $108,092, including about $64,410 in principal repayments. Equity growth therefore includes both price appreciation and your own repayments.
Loan calculations assume a 30-year tenure at a constant 2.6% p.a., with no refinancing or extra repayments. The tenure is a modelling assumption, not confirmation of eligibility. Selling costs are excluded. Equity includes amounts that would need to be refunded to CPF; it is not all cash available to spend. Actual proceeds, CPF availability and property prices vary. Prices can rise or fall.
Staying may still be the right move. Let’s review your own numbers before deciding.
02 / THE FRAMEWORK
MRT access and a good layout matter.
So do the numbers behind the purchase.
These are the five traits inside your guide.
Look at transaction activity and the depth of the resale market. Is there enough evidence to assess pricing and future demand?
Compare the asking price with relevant benchmarks. Understand how much future growth may already be priced in.
Examine the price gap, total purchase price and alternatives your future buyer could choose. A lower PSF alone is not a complete investment thesis.
Early pricing is useful only when the fundamentals make sense. Being first is not a reason to rush into a poorly priced property.
Consider confirmed improvements and realistic timelines. Future transformation should strengthen a sound purchase, not be its only justification.
03 / MEET VINOLIA
A principle I brought from regulatory affairs into real estate.
I’m Vinolia. I spent nearly a decade in regulatory affairs, starting in 2015. In that work, claims needed evidence. Risks needed to be understood before moving forward. Protecting the person you represented came first.
When I moved into real estate, I was struck by how easily excitement and promises could shape a million-dollar decision. I wanted to bring the same discipline to a different kind of responsibility: helping people make sense of one of the largest assets of their lives.
That means looking at transaction history, supply, demand, infrastructure plans and entry prices. It also means understanding your commitments and what a larger mortgage would feel like in everyday life.
“If it makes sense, I’ll tell you why and back it up with data. If it doesn’t, I’ll tell you that too.”
For me, the purpose goes beyond owning a more expensive home. It is to help you plan for more choice in the future, including the choice to spend more time with the people you love.

JNA’s portfolio and investment materials give us a starting point for discussing how a property thesis is built and tested.
JNA REAL ESTATE / TEAM-REPORTED RECORD
JNA’s supplied investment slide reports an average holding period of three years and more than 1,000 investment clients served.
These are team-reported historical figures, not Vinolia’s personal results or a forecast. The supplied slide is undated and does not set out the full calculation method or treatment of costs. Return on equity is different from property price growth. Past performance does not guarantee future results.
A track record starts a conversation. The next step is understanding how a property is assessed. Explore JNA’s three major factors and two bonus factors, then consider how they fit your own goals and budget.

06 / LET’S LOOK AT YOUR NUMBERS
Where are you financially today? What would you like retirement to look like? How much time do we have to work towards it?
These are the questions I start with. Then we assess whether a property move could support that plan, within a budget you can sustain.
You do not need to have a property shortlisted. Bring your questions. We’ll start there.
